Before Buying or Leasing Commercial Property: External Factors

Zoning, access, neighbourhood conditions and long-term plans are just as important as the space inside.

By John Smigelski

The right interior is only part of the decision. The surrounding area, regulatory requirements and local market can all shape whether a commercial property is suitable for your business.

Zoning, permits and building requirements

Confirm that your intended use is permitted and understand the approvals required before committing to a location. Zoning, setbacks, building codes and development permits can affect what is possible and when work can begin.

Check current requirements with the municipality and qualified professionals. A property that looks suitable may still need approvals or changes before it can support your business.

Legal obligations and financial risks

Review title, liens, unresolved disputes and lease terms with your advisers. Understand the responsibilities attached to the property and the costs that could arise after a purchase or lease is signed.

If you intend to rent the property to others, consider market rents, tenant stability, existing tenancies and the fit-out costs associated with turnover.

Safety, security and accessibility

Assess local security needs and their ongoing costs. Review emergency exits, fire protection and any work needed to make the building appropriate for its intended use.

Think about how customers, staff and suppliers will reach the property. Visibility, transit, walking and cycling access, deliveries and proximity to key markets can all matter.

Noise, market conditions and future growth

Nearby airports, rail lines or other businesses may create noise and vibration that affect operations. Visit the property at relevant times and consider how the surroundings could change.

Look at the local economy, competition and longer-term demand. Consider whether the space will support growth, and how easy it could be to lease or resell if your needs change.

Choose the space before committing to the fit-out

A clear understanding of business needs helps you compare properties consistently. Experienced real estate, legal and construction professionals can help identify practical constraints before they become expensive surprises.
